How to Revive Old Real Estate Leads Without Spamming Anyone

By Abhishek Sharma · · 8 min read

Key takeaways

  • Old leads are already paid for, but under TRAI's September 2026 amendment an enquiry supports contact for only seven days, so revival starts with checking permission.
  • Sort old leads into four groups (never connected, went cold, visited but didn't buy, bought elsewhere) and treat each one differently.
  • Every message needs a genuine reason: a new launch or new inventory, a possession update, or a price or payment-plan change, never a promised discount.
  • Make it easy to say no, stop the moment someone does, and mark them do-not-contact everywhere.
  • Measure revival by site visits from revived leads, not by messages sent.

Many brokerages have one: a sheet with hundreds of old leads. People who enquired last year, picked up once, visited a site or never answered at all. You paid for every one of them through portal packages or ad spend, so it pays to know how to revive old real estate leads.

The case for it is simple. In real estate the first call rarely wins the deal; the follow-up does, and nobody buys a property worth lakhs or crores in one or two calls. In most offices I knew, the follow-up simply stopped. So there is real value sitting in that sheet.

But in 2026, the way you do it matters as much as whether you do. Handing the whole list to a telecaller with "sabko dobara call karo" is no longer an option. Here is a practical way: check permission, sort leads by stage, give each group a genuine reason, use respectful scripts, stop when asked, and measure site visits.

How to revive old real estate leads: start with permission

TRAI changed the rules on commercial calls in September 2026, and old lists are where it matters most. In short:

  • An enquiry counts for seven days. Under TRAI's amended regulations, a customer's enquiry, made in writing or through digital means and kept in a verifiable form, supports commercial communication with that person for seven days. An application for a product or service supports it for three months. A lead from last year is outside both.
  • Promotional calls go through the 140 series. TRAI has mandated 140-series numbers for promotional calls by businesses in any sector, after registering with a telecom provider. People choose, through their DND preferences, which kinds of promotional calls to block.
  • Software-placed calls must be declared. Calls placed by an application or software system, including robo-calls, auto-dialled calls and calls made with artificial voices, such as AI voices, must be declared to your telecom provider in advance. Undeclared ones are treated as unsolicited commercial communication.
  • WhatsApp needs an opt-in. WhatsApp's business messaging policy says businesses may message only people who gave their phone number or username and opted in, and must respect any request to stop.

So sort your list by permission first:

  1. Enquired in the last seven days. Not really old. Follow up normally.
  2. Has an application with you (a formal application, not just an enquiry). The rules allow a longer window.
  3. Gave explicit consent to receive updates. "Explicit consent" has a specific meaning in TRAI's rules, including how it is recorded with telecom providers, so check that yours qualifies before relying on it.
  4. Opted in to WhatsApp updates. Message them on WhatsApp, using the scripts below.
  5. Everyone else. Do not cold-call them from ordinary mobile numbers. Any promotional calling should go through a registered 140-series setup that respects DND choices, so ask your telecom provider. Otherwise, let them come back to you.

The amendment comes into force in phases, and our guide to AI calling rules in India for real estate covers the details. This is general information, not legal advice.

Sort your old leads into four groups

Next, sort by what happened last time. Each group needs a different message.

Group What you already know A genuine reason to reach out Where to start
Never connected Little beyond the project they asked about A new launch or new inventory near that project Clean the data; message only if they opted in
Connected, then went cold Their need: BHK, budget, area New inventory that matches, or a price or payment-plan change A WhatsApp update, if they opted in
Visited but didn't buy What they saw, and why they paused Something that answers their objection WhatsApp first; call only if they ask
Bought elsewhere They are no longer a buyer Congratulations, and help later with renting out or resale One message, then close the file

Visited but didn't buy is your warmest group. These buyers spent a weekend afternoon with you. Your notes should say what stopped them: price, possession date, location, a loan or the family. Your message should answer that, and only that.

Never connected is the coldest. Check for typing mistakes and duplicates first, because the same buyer often enquired through two portals and an ad. If there is no opt-in and no recent enquiry, the honest move is to leave them alone, and be ready when they enquire again.

Give every message a genuine reason

A revival message without news is noise. Good reasons:

  • New launch or new inventory. A new tower, a resale unit in the same society, or a unit that finally fits their budget.
  • Possession update. A construction milestone, an occupation certificate or a confirmed possession date, shared exactly as the developer announced it.
  • Price or payment-plan change. A new payment plan or a revised price list, stated exactly as the developer published it.
  • An answer to their objection. If the loan worried them, a bank's home-loan desk at the site. If distance did, a verified update on a road or metro link, with the official source.

Never invent urgency ("only two units left" when it is not true), and never promise a discount you cannot put in writing. One false message can cost you the buyer, and the trust of everyone they talk to.

Festive dates help with timing, not substance. Many families like to book around auspicious days such as Navratri, Dhanteras or Akshaya Tritiya, so a real update shortly before them can land well. A greeting alone is not a reason.

Scripts for old leads: WhatsApp and calls

Every message below has the same shape: their name, the project they asked about, the reason, one question, and an easy way to say no. Send WhatsApp messages only to people who opted in.

Went cold (WhatsApp):

"Hi Sana, Rohit from ABC Realty. Last year you were looking at 3 BHKs near Sector 65. A new tower has opened in the same project, with 3 BHKs closer to your budget. Should I send the price list and floor plan? If you're no longer looking, reply STOP and I won't message again."

"Namaste Sana ji, main Rohit, ABC Realty se. Pichhle saal aapne Sector 65 ke paas 3 BHK ke baare mein poocha tha. Usi project mein naya tower aaya hai, 3 BHK aapke budget ke kareeb. Price list aur floor plan bhej doon? Ab nahi dekh rahi hain toh STOP likh dijiye, main dobara message nahi karunga."

Visited but didn't buy (WhatsApp):

"Hi Mr Mehta, Rohit here from ABC Realty. When you visited in March, the possession date was your main concern. Tower B has now received its occupation certificate. Would you like to see the ready units this weekend? If you've moved on, just reply STOP."

"Namaste Mehta ji, Rohit bol raha hoon, ABC Realty se. March mein visit ke waqt aapko possession ki chinta thi. Tower B ka occupation certificate aa gaya hai. Is weekend ready units dekhna chahenge? Ab zaroorat nahi hai toh STOP likh dijiye."

Bought elsewhere (WhatsApp):

"Congratulations on your new home, Neha! I'll close your enquiry on our side. If you ever need help renting it out or reselling, I'm a message away."

When a revived lead replies or asks for a call:

"Thanks for getting back, Sana ji. Do minute baat ho sakti hai? Pichhli baar aapki requirement 3 BHK ki thi, around 1.4 crore, ek saal mein possession. Kya abhi bhi wahi requirement hai?"

Then re-qualify, because budgets, family plans and timelines change in a year. Use our real estate lead qualification questions and end with two specific visit slots.

How often to reach out, and when to stop

  • Only with news. For people who agreed to updates, one useful message a month is plenty.
  • Two silences, then pause. If two messages in a row get no reply, pause that lead for three months.
  • Treat every reply as a new lead. Answer within minutes and move them into your normal follow-up plan for property leads.
  • Stop means stop. When someone says "not interested" or "don't message me", mark them do-not-contact at once, in every sheet and for every telecaller, and remove them from WhatsApp lists. WhatsApp's own policy requires businesses to respect such requests, made on or off WhatsApp.

Keep your lead data clean

Revival exposes messy data fast. Before any round:

  • Remove duplicates. One buyer often appears more than once, from different portals and ads.
  • Fix or drop bad numbers instead of retrying wrong and switched-off numbers forever.
  • Record what each person agreed to, and when: WhatsApp opt-in, updates, do-not-contact.
  • Mark the outcome clearly: bought elsewhere, not a buyer, wrong number.
  • Keep your own copy of form leads. Meta, for example, lets you download lead form data for only 90 days after submission.
  • Never share or sell lead lists.

Measure revived leads by site visits

Track each revival round separately, with its date and the reason you used: leads in the round, messages sent, replies, conversations, site visits booked, site visits done, bookings and opt-outs.

The number that matters is site visits from revived leads. Compare the effort per visit with fresh leads. If possession updates bring visits and new-launch messages bring opt-outs, you know what to send next time.

Where an AI calling agent fits, and where it doesn't

An AI calling agent should not be used to cold-call an old list. Where it helps is speed when a revived lead responds. When someone replies "call me", it can call back within seconds, including evenings and Sundays, re-qualify them in Hindi or English, offer a site-visit slot, send the WhatsApp confirmation and update your sheet, including any request to stop.

Software-placed calls must be declared to your telecom provider under TRAI's rules, the agent must say it is an AI when asked, and negotiation belongs with your team. This is general information, not legal advice. Here is how Voz AI's AI calling agent for real estate handles a lead from enquiry to booked visit.

The bottom line

Old leads are an asset only if you treat them with respect. Check what permission you have, give people a real reason to hear from you, make it easy to say no, and count site visits, not messages. A short list of people who want your updates is worth more than a long list of people who block your number.

Frequently asked questions

Can I call old property leads again?

Not simply because they enquired months ago. Under TRAI's rules as amended in September 2026, an enquiry supports commercial communication for seven days. After that you need another basis, such as explicit consent recorded the way the rules require, or a fresh enquiry from the person. Promotional calls must come from the registered 140 series and respect DND choices. This is general information, not legal advice.

What should I say to an old lead on WhatsApp?

Only message people who opted in to hear from you on WhatsApp. Lead with the reason, not a pitch: 'The 3 BHK tower you asked about is now ready to move in. Would you like the updated price list?' Use their name and the project they enquired about, keep it to three or four lines, and make it easy to reply STOP.

How often should I contact old real estate leads?

Rarely, and only with news. For people who agreed to updates, one useful message a month is plenty, plus a quick reply whenever they write back. If two messages in a row get no response, pause that lead for three months. Anyone who says stop is removed at once from every list, every channel and every telecaller's sheet.

Is it worth reviving old leads, or should I just buy new ones?

Do both, but start with the leads you already paid for. Someone who once asked about your project knows the area and may remember your name, and a genuine update, such as possession or a new tower, can bring them back. Track revived leads separately, so you can compare their cost per site visit with fresh leads.

What if an old lead has already bought elsewhere?

Congratulate them, mark it in your sheet and stop all sales follow-up. If they are happy to stay in touch, they may want help later with renting out or reselling, and they may refer friends. Never keep pitching projects to someone who has bought, and never share or sell their details to anyone.
