Real Estate Telecaller Script in Hindi & English (Free Templates)

By Abhishek Sharma · · 7 min read

Key takeaways

  • A good telecaller script is a guide for the conversation, not a speech to read out. Its job is to qualify the buyer and book a site visit.
  • Ask before you pitch: budget, location, configuration, timeline, self-use or investment, and home loan.
  • End every interested call with two fixed site-visit slots, then, if the buyer agrees, confirm on WhatsApp within a minute.
  • Prepare short, honest answers to the six objections you hear every day, from 'budget zyada hai' to 'family se discuss karna hai'.
  • Use the buyer's language. Many buyers in Delhi NCR mix Hindi and English, so the script should too.

A good real estate telecaller script in Hindi does two jobs on every call: it finds out what the buyer actually needs, and it ends with a booked site visit. It is not a speech. Good telecallers use a script like a map, so they don't miss a question, and then speak naturally.

Below are five free scripts written the way many buyers in Delhi NCR talk, in Hindi and English, plus answers to the six objections you will hear every day. Hindi lines are written in Roman script so anyone on your team can read them. They are written for a female caller; male callers say raha, deta, sakta, bhejunga, dikhata and bataunga.

Before you dial: 5 rules for every call

  1. Call within minutes of the enquiry. The buyer still has your listing open. Our guide to lead response time explains why the first 5 minutes matter.
  2. Know the project. Configuration, price range, location advantages, possession status, payment plans.
  3. One goal per call. For a new lead, the goal is a qualified buyer and a booked visit, not a sale.
  4. Listen more than you talk. Ask, then stop.
  5. Write it down. Every answer goes into your sheet or CRM, so the next call does not start from zero.

Script 1: the first call to a new lead

Use this for leads from 99acres, Magicbricks, Housing.com, Meta lead ads or your website.

Opening (ask permission):

You: Namaste, kya main Rohit ji se baat kar rahi hoon? Main Neha bol rahi hoon ABC Realty se. Aapne abhi [project name] ke baare mein enquiry ki thi. Kya do-teen minute baat ho sakti hai?

English: Hello, am I speaking with Rohit? This is Neha from ABC Realty. You just enquired about [project]. Do you have two or three minutes?

If the buyer is busy, fix a time: "Koi baat nahi, shaam 7 baje call karun?" Then call at 7.

Qualifying questions (ask, don't pitch):

  • Aap 2 BHK dekh rahe hain ya 3 BHK?
  • Budget roughly kitna socha hai?
  • Kaunsa sector ya area aapko prefer hai?
  • Ready-to-move chahiye ya under-construction bhi chalega?
  • Khud rehne ke liye hai ya investment ke liye?
  • Home loan lena hoga?
  • Kab tak final karne ka plan hai?

For the full question bank and what each answer tells you, see our guide to lead qualification questions for Indian property buyers.

Shortlist and visit booking:

You: Aapke budget aur 3 BHK ke hisaab se do options sahi rahenge: [project A] aur [project B]. Dono dekhne ke liye Saturday 11 baje ya Sunday 4 baje, kaunsa time aapke liye theek rahega?

English: Based on your budget and a 3 BHK, two options fit well. Would Saturday 11 am or Sunday 4 pm work better for a visit?

Confirmation and close:

You: Perfect, Saturday 11 baje confirm. Kya main location aur meeting person ka number aapko isi number pe WhatsApp kar doon? Family se koi saath aayega?

English: Confirmed for Saturday at 11. Shall I send the location and the contact person's number to this number on WhatsApp? Will anyone from your family join you?

If the buyer says yes, send the WhatsApp confirmation within a minute of hanging up.

Script 2: "Details WhatsApp kar do"

A common way a conversation ends without a next step. Agree, then attach a slot:

You: Bilkul, main abhi brochure aur floor plan WhatsApp kar deti hoon. Bas ek cheez, aapko 3 BHK chahiye na? Toh main sirf wahi units bhejungi jo aapke budget mein hain. Aur weekend pe ek baar dekhna ho toh Saturday ya Sunday, kya prefer karenge?

English: Of course, I'll send the brochure and floor plan right away. Just to confirm, 3 BHK? I'll send only the units in your budget. And if you'd like to see it this weekend, Saturday or Sunday?

The point: the WhatsApp is a step towards the visit, not a replacement for it.

Script 3: the follow-up call (days 2 to 7)

Every follow-up needs a reason. Lead with something new:

You: Namaste Rohit ji, Neha from ABC Realty. Aapko maine [project] ke 3 BHK ke floor plans bheje the. Ek naya unit aaya hai 12th floor pe, park-facing, aapke budget mein. Is weekend dekhna chahenge? Saturday 11 ya Sunday 4?

English: I sent you the 3 BHK floor plans. A new park-facing unit on the 12th floor has opened up within your budget. Would you like to see it this weekend?

If the buyer hesitates, find the blocker:

You: Samajh sakti hoon. Bas ek baat bata dijiye, decision mein abhi kya ruk raha hai: budget, loan, location ya family ka time?

The full day-by-day plan is in our 21-day real estate lead follow-up plan.

Script 4: the site-visit confirmation call (the day before)

Many no-shows are forgetfulness, not lost interest, and a one-minute call prevents many of them:

You: Namaste Rohit ji, kal Saturday 11 baje [project] ki site visit hai, bas confirm karne ke liye call kiya. Location WhatsApp pe hai, aur wahan aapko Amit milenge, unka number bhi bheja hai. Kya aap time pe aa paayenge?

English: Just confirming your site visit tomorrow at 11 am. The location is on WhatsApp, and Amit will meet you there; I've shared his number. Will you be able to make it on time?

If the buyer cannot come, reschedule on the spot with two new options. Our guide on how to cut site-visit no-shows has more ideas.

Script 5: answers to the six everyday objections

Buyer says What to say
"Budget zyada hai" "Samajh sakti hoon. Aapka comfortable budget kya hai? Usi range mein do options dikhati hoon, aur payment plan bhi bataungi."
"Abhi time nahi hai" "Koi baat nahi. Aaj shaam 7 baje ya kal subah, kab baat karna theek rahega?"
"Doosre broker se baat ho rahi hai" "Bilkul, compare karna sahi hai. Aapne jo options dekhe, unke saath ek baar yeh bhi dekh lijiye, phir decide kijiye."
"Pehle price batao" Give your honest range or starting price, then: "Final price unit, floor aur payment plan pe depend karta hai. Site pe sab clear ho jayega."
"Loan milega ya nahi pata nahi" If your firm works with lenders: "Visit se pehle hum bank se eligibility check karwa sakte hain. Aapki income salary se hai ya business se?"
"Family se discuss karna hai" "Bilkul. Visit pe family ko saath le aaiye, sab ek saath dekh lenge. Sunday 4 baje sabke liye theek rahega?"

Adapt the wording to your projects. Never promise discounts, possession dates or loan approvals your firm cannot confirm in writing.

Mistakes that ruin a good real estate telecaller script in Hindi

  • Reading it word for word. Buyers can hear when someone is reading. Learn the flow, not the sentences.
  • Pitching before asking. Ten minutes on amenities before you know the budget wastes both your time.
  • Ending without a slot. "Aap batana kab free ho" rarely turns into a visit.
  • Forgetting notes. If the next call asks the same questions, the buyer feels unheard.
  • Arguing with objections. Acknowledge first, then offer the next step.

How to train a new telecaller with these scripts

New telecallers are often new to real estate and untrained, and many leave the job. A short routine helps them get good faster:

  1. Day 1: learn the project and the five scripts; role-play with a senior.
  2. Day 2: listen to good calls; note how the opening and the slot question sound.
  3. Week 1: review three of their calls a day against a simple checklist: permission asked, all questions covered, two slots offered, WhatsApp sent if agreed.
  4. Every week: compare visits booked per 10 connected calls across the team, and coach the gaps.

Where an AI calling agent fits

An AI calling agent can work from the same script: it opens politely, asks every qualifying question, offers two visit slots, confirms on WhatsApp when the buyer agrees and handles the day-before confirmation call, in Hindi or English, switching when the buyer does. It follows the same questions on every call, says it is an AI if asked, and hands the buyer to your team when they want a person. Your team then takes over the buyers who are ready to visit and negotiate. See how Voz AI's AI calling agent for real estate does it.

The bottom line

A script does not make a telecaller sound scripted. It makes sure every buyer gets the right questions, an honest answer and the offer of a site visit. Start with these five, adapt the words to your projects, and review real calls every week. The scripts will get better, and so will your site-visit numbers.

Frequently asked questions

Should a real estate telecaller speak Hindi or English?

Whichever the buyer speaks. Open politely in Hindi or English, then follow the buyer's lead. Many buyers in Delhi NCR switch between the two in the same sentence, so a telecaller who can switch comfortably sounds natural and builds trust faster.

How long should the first call to a property lead be?

Long enough to qualify the buyer and offer a site-visit slot, short enough to respect their time. If the buyer is busy, agree a specific time to call back rather than rushing through the questions. Keep notes so the next call does not repeat them.

What should a telecaller say when the buyer asks for the price on the first call?

Give an honest range or the starting price if your firm shares it, then explain that the final price depends on the unit, floor and payment plan, and that the site visit is where all of that becomes clear. Avoiding the question completely loses trust.

Can I use these scripts for cold calling?

These scripts are for buyers who enquired with you, and the opening line says so. Never use them on people who did not enquire. Calling such people is promotional calling: TRAI requires promotional calls to come from the 140 number series and to respect each person's DND preferences. This is general information, not legal advice.
