99acres Leads Not Converting? 7 Reasons and the Fixes That Work

By Abhishek Sharma · · 6 min read

Key takeaways

  • Before you call portal leads junk, check your process: leads go cold when the first call comes late, the qualification is weak, or nobody follows up.
  • The same buyer often enquires on several listings, so the broker who has the first proper conversation starts ahead.
  • On the first call, ask about budget, location, configuration, timeline and loan, then offer a site-visit slot, not a vague call-back.
  • A property decision takes many conversations. Follow up hard in the first week, then keep in touch with the buyers who agree to it.
  • Track every lead: minutes to first call, connected or not, visit booked or not. You cannot fix what you cannot see.

If you pay for 99acres, Magicbricks or Housing.com and feel the leads have stopped converting, you are not alone. You may have heard it, or said it yourself: "portal leads are junk".

Some of them are. But after the better part of a decade in Gurugram real estate, my honest view is this: most offices I knew did not have a lead problem. They had a speed and follow-up problem. The lead arrived, and then the wrong things happened, or nothing happened at all.

This guide covers the seven reasons portal leads go cold, and what to do about each one.

Are portal leads really bad?

Some are. Every portal sends you a mix of people:

  • Serious buyers early in their search, comparing three or four projects.
  • Investors checking prices and payment plans across locations.
  • Browsers who clicked "contact" out of curiosity.
  • Wrong or switched-off numbers, and the odd broker posing as a buyer.

You cannot control that mix. You can control what happens after the enquiry lands. And in many offices, that is where the money leaks.

Why are your 99acres leads not converting? 7 reasons

1. The first call comes too late

A buyer who enquires on your listing has often enquired on others too. While your telecaller is on another call, at lunch or on leave, another broker may already be talking to that buyer. By the time you call, they may have mentally shortlisted someone else, or simply stopped picking up unknown numbers.

Fix: Call every new lead within minutes, including evenings and Sundays. Sunday is a main working day for most real-estate offices, and buyers enquire then too. We explain why the first minutes matter so much in our guide to real estate lead response time.

2. The call happens, but nobody qualifies the buyer

"Sir, you enquired about a property?" is not a conversation. If the first call does not find out the basics, the next call starts from zero, and the buyer feels they are talking to a call centre.

Fix: Every first call should cover budget, preferred location or sector, configuration (2, 3 or 4 BHK), timeline, self-use or investment, and home-loan needs. A ready list of questions is in our article on lead qualification questions for Indian property buyers.

3. One attempt, then the lead is marked "dead"

The number did not connect once, so the lead goes into the "not reachable" pile and is never called again. Many genuine buyers were simply driving, in a meeting or busy with work when you called.

Fix: Try several times over the first two days, at different times of day. If the buyer agreed to WhatsApp messages (add that option to your own forms), send a short WhatsApp after the first missed call so they know who is calling and why.

4. "I'll think about it" ends the conversation

This is a big leak. Nobody buys a property worth lakhs or crores on the first or second call. In my experience, deals were rarely won on the first call. They were won in the follow-up, by the broker who stayed in touch without becoming a nuisance.

Fix: Every lead that is not ready today needs a dated next step: a call on a fixed day, the floor plan on WhatsApp (ask "Kya main WhatsApp par bhej doon?" first), a reminder before the weekend. Do most of it in the first week, and ask buyers who need longer whether they want you to stay in touch. Our 21-day follow-up plan for property leads shows how, built around TRAI's 2026 rules.

5. The site visit is never actually booked

"Come and see the site sometime" does not book a site visit. Neither does "I'll send you the location". Without a fixed day and time, many buyers never come.

Fix: End every interested conversation by offering two specific slots ("Saturday 11 am or Sunday 4 pm?"). Ask if you can send the details on WhatsApp, confirm there straight away, and call the day before. If no-shows are already a problem, our guide on how to cut site-visit no-shows covers the fixes.

6. Your calling depends on people who come and go

Telecallers are often new to real estate and untrained. They work limited hours, take leave, and many leave the job. When someone quits, their pending leads and follow-ups can disappear with them.

Fix: Write down your calling process (questions, follow-up steps, visit confirmation) so it does not live in one person's head. Keep every lead and every call outcome in one shared sheet or CRM that you, the owner, can see.

7. Nobody can see what happened to each lead

Ask yourself what happened to each lead you got last week. If the honest answer is "not sure", you cannot tell whether the portal is bad or the process is.

Fix: Track a few numbers for every lead source, every week (see "What to track every week" below).

A simple first-call checklist for portal leads

Use this on every first call, whether a person or an AI agent makes it.

Ask about Why it matters
Budget range Filters projects in seconds and avoids wasted visits
Location or sector Buyers often enquire outside their real preference
Configuration (2/3/4 BHK) Shapes which inventory you pitch
Timeline to buy Separates "this month" from "next year"
Self-use or investment Changes what the buyer cares about (school and commute vs returns)
Home loan needed Flags who needs loan help before the visit
Who else decides Family members often need to see the site too
Best day for a site visit Turns interest into a booked slot

What to track every week

You do not need software to start. A sheet with these columns is enough:

  1. Leads received, by source (99acres, Magicbricks, Housing.com, Meta ads, website).
  2. Minutes to first call for each lead.
  3. Connected on the first day (yes or no).
  4. Qualified (budget, location and timeline known).
  5. Site visit booked, and site visit done.
  6. Follow-up attempts made so far.

After four weeks you will know which portal brings visits, not just leads, and where your own process breaks. Often the answer is "the leads were fine, the follow-up stopped".

Where an AI calling agent fits, and where it doesn't

An AI calling agent, sometimes called an AI telecaller, takes over the parts of this process that need speed and consistency:

  • It calls every new lead within seconds, including evenings and Sundays.
  • It asks the same qualification questions every time, in Hindi or English.
  • It follows up on the schedule you set, so no lead depends on someone remembering.
  • It offers and books the site-visit slot, and writes every outcome to your sheet or CRM.

What it should not do is replace your best salesperson. Negotiation, the site visit itself and closing are human work. The goal is that your team spends its time with buyers who are ready, not dialling numbers that do not pick up.

If you want to see how this works for property leads, here is how Voz AI's AI calling agent for real estate handles a lead from enquiry to booked visit.

The bottom line

Before you blame the portal, check three things: how fast every lead is called, how long you keep following up, and whether interested buyers leave the call with a booked visit. Fix those, and the same 99acres budget can bring more site visits.

Frequently asked questions

Why don't 99acres leads pick up my calls?

Often because the buyer enquired on several listings and is getting calls from many numbers, or your call came hours later when they were busy. Call within minutes and try again at a different time of day. If the buyer agreed to WhatsApp messages on your form, a short WhatsApp introducing yourself and the project helps your next call get recognised.

Are Magicbricks and Housing.com leads any different?

The same principles apply on every portal. Many buyers compare several options at once, so speed, a proper first conversation and steady follow-up decide who gets the site visit. Compare portals on visits booked per rupee spent, not on lead count.

How many times should I call a property portal lead?

More than once. Make several attempts at different times in the first two days, and do most of your follow-up in the first week. Under TRAI's 2026 amendment, an online enquiry supports contact for seven days. After that, call only buyers who agreed to stay in touch, recorded the way your telecom provider requires, and stop when anyone says no. This is general information, not legal advice.

Should I stop buying 99acres leads if they are not converting?

Not before you fix response time and follow-up. Track one month of leads properly: how fast each was called, how many connected, how many were qualified and how many booked a visit. Then judge the portal on those numbers. If leads that were called within minutes and followed up for a week still rarely book visits, the portal or your listing may be the problem.
